This boathouse required a replacement but the building bylaw would not allow it. So the grandfathered structure had to be refurbished in its existing form with a new foundation structure and replacement of rotting floor boards.
As you can see from the first 4 photos, the foundation and floor joists required a rebuild.
Rock piers, using water proof grouting, had to be installed to raise the wood foundation above the high tide mark.
Building the rock piers was a challenge as the work had to be scheduled around the tide schedules, even working at night if that was the low tide time.
Hydraulic jacks were used to relevel the structure as anchored heavy wood posts, built-up beams and new floor joists were installed.
